Storage Contract Terms

This agreement is made and entered into on the date first shown above by and between Tenant and Lessor. Tenant and Lessor agree: The Premises. Lessor hereby leases to Tenant the unit shown above (called the “premises”) in the Storage52 LLC Building located at 342 Mitchell Drive, Eagle, WI 53119.

Terms of Lease and Rent. Tenant shall be entitled to occupy the premises for a tern of one month beginning on the date and for the monthly rental as shown in the Lease above. The rent shall be payable by Tenant to Lessor on the term beginning. This lease shall be deemed renewed and extended for successive one month terms from the expiration of any term unless either Tenant or Lessor, at least 28 days prior to the termination thereof, shall give written notice to the other of an intention to take possession of, or to vacate, as the case may be, the premises on the date fixed herein for the expiration of a term.

Security Deposit. Upon execution of this Agreement, Tenant shall pay Lessor a security deposit equal to the security deposit shown in the Lease. Lessor’s signature on this Agreement is evidence of Lessor’s receipt of said deposit. The deposit may be applied by Lessor toward reimbursement for any cost incurred because of Tenant’s violation of this agreement, including non-payment of rent. Upon vacating, the unit must be left broom clean and all contents and rubbish removed. Repair and/or cleaning costs shall be deducted from the security deposit. The remaining security deposit will be returned to the Tenant within 21 days aster Tenant vacates the premises.

Non-Payment of Rent. A default occurs if rent remains due for 30 days from the payment due date and/or Term Start. Upon default, the Lessor may lock the door of the Tenant’s unit until the rent is paid in full, or Tenant is removed from the Unit pursuant to Wisconsin Statutes. The terms of Section 704.90 Wisconsin Statutes as amended from time to time are incorporated herein by reference.

Entry by Lessor. Lessor shall have the right to enter the premises for the purpose of inspecting the premises and making necessary repairs or improvements.

Assignment and Subordination. The Tenant will not assign this lease or let or sublet the premises or any part thereof without the written consent of the Lessor. This agreement is subject to all present or future mortgages affecting the premises and Tenant hereby appoints Lessor as Attorney-in-Fact to execute and deliver any and all necessary documents to subordinate this agreement to any present or future mortgage affecting the premises.

Insurance. Lessor will provide NO insurance coverage on property stored within the premises. Insurance on the Tenant’s property is the sole responsibly of the Tenant.

Liability of Lessor. Lessor shall not have any liability for and Tenant waives all claims for damage to person or properties sustained by Tenant or Tenant’s employees, agents, invitees, licensees, or any other person resulting from the premises and/or building or any parts thereof or anything adjacent or appurtenant thereto becoming out of repair, or resulting from any accident in or about the premises, building and/or the underlying real estate.

Late Fee. Tenant agrees to pay an additional $10.00/month over the monthly rent if payment is not received by due date to Lessor.

Rules and Regulation. The Tenant agrees to abide by all of the rules and regulations of Storage52 LLC stated with in this agreement. The Tenant acknowledges that violation of the rules and regulations, as well as the above terms of the lease, are cause for immediate termination of this lease.

The Rules and Regulations shall include but are not limited to the following:

  • Units are to be used for storage of property ONLY, and for no other purpose.

  • Maintenance, fabrication or work of any type is prohibited.

  • No aerial, antenna, wire or any other apparatus shall be attached either to the interior or exterior of the building permanently or otherwise.

  • Storage of flammable materials or any articles that affect the validity of the Standard Fire Insurance Policy of the State of Wisconsin is prohibited.

  • No electrical appliances are permitted to be connected to any lighting circuit.

  • The Tenant shall obey all lawful orders, rules, and regulations of the health officers, health ordinances of the Village, County, and State.

  • Nails, tacks, screws, or other fasteners shall not be attached to any walls, floors, or ceilings of the unit or building.

  • The Tenant shall not paint upon, attach, exhibit, or display in or about the premises any signs or placards.

  • Storage of toxic material, waste, or contraband is strictly prohibited.

  • No animals are permitted in the unit or in common areas.
